Together with our client, we develop the targets of the intended investment. This includes the choice of the investment location, the definition of the relevant target groups and the economically desired parameters. Through research, we analyze with our partners the rental potential of the selected macro or micro site.
We optimize the yield of the object and the space efficiency based on the analysis of rental potential and our experience in the development and marketing of investment property.
Communication concept, corporate design guidelines – We determine the appropriate advertising agency in accordance with the agreed content standards. We coordinate all processes until the final communication concept. After the release of print materials and online services by the client, we coordinate the implementation of sales brochures, flyers, construction signs, blowups, mailing documents and websites.
We will build the infrastructure for distribution. Depending on the existing structure of the building owner, we train the seller the product and project specifics or provide a new sales team.
In order to meet any special requirements by our customers, we work thematically with our selected partners. Pre-selected Sampling lines will keep the cost of the project developer as low as possible, as well as equally meeting the needs and desires of the customers.
As important as it is to guide the customer to the notary, it is more important to provide customer support even after the sale’s completion. Customer satisfaction also plays a key role in the product’s success.
Working with renowned architects, we develop the project framework data. Uncompromisingly modern, timelessly classic or historically oriented due to regulations concerning listed buildings, architecture forms the user’s identity with the building and the micro-location.
The product will be designed based on market research data. This includes the attuned and measured mix of different apartment sizes, types and forms of living. The consideration of regional characteristics, such as the area to be realized in relation to the existing budget of the users, is incorporated into this process.
Modern, aesthetic and of high quality, the furnishings and materials used must work in harmony with the user’s personality and the ecological demands of the respective time. Although we attain to provide individuality, optimum quality and high performing end-products, we endeavour to use energy efficient and sustainable resources.
Together with renowned architects, we coordinate the project development. If the project development’s state permits and with the client’s permission, an architectural competition will be advertised. Selected architect offices will receive briefing on the outline data of the projects and the respective objectives.
A blueprint committee will be formed together with the property developer and – where applicable – the investor. The blueprint will be jointly selected to meet the demands regarding design and a possible building permit.
If a building permit is granted, specification of the product definition will be implemented in order to optimize the product.
As a result of the project development, the client receives a building permit or building rights on the basis of a development plan process.
If desired by the landlord, we coordinate the project planning and represent the landlord in all project related meetings
In direct proximity to Kastanienallee a loft project is underway to create 39 spacious apartments. Inventio participated in initiator Optima-Aegidius-Group of Companies’ exceptional project, handling project coordination including sales and marketing on behalf of the developer.
Inventio is coordinating the development and marketing of this loft project at Charlottenburger Ufer 17 for H´Group Spreelofts GmbH. Inventio, in partnership with architectural office Collignon Architektur, is optimizing the layouts and furnishings in addition to the project’s energy efficiency.
